What is involved
Receive approved Building Permit from Building Department.
If application materials are complete and accurate and there are no conservation, zoning or demolition issues, permits are usually issued within a week.
Receive approved notification of demolition form from Health Department for asbestos removal.
A certified asbestos report must be filed. If asbestos is present, final air tests must be performed after removal.
4 to 6 weeks
Receive approved notification of demolition form from Health Department for rodent removal
A licensed pest control operator report must be filed. If rodents are present, baiting must be done for 10 days.
Receive Conservation Commission approvals
Hearing is opened within 21 days of receipt of complete application.
Commission issues a decision within 21 days of close of hearing.
There is a 10 day appeal period, after which the applicant must file Order with the Registry of Deeds.
5 to 8 weeks
Schedule smoke detector inspection with Fire Department
This is a separate inspection that is needed both at rough and final stages of the project.
Department of Public Works review of plot plan
The Department of Public Works reviews the plot plan submitted to the Building Department for completeness and to review any engineering, utility or street opening needs.
Contractor to secure surety bond
If a street cccupancy permit needs to be issued, then a surety bond is required.
