When do I need a Building Permit for a Shed?
If the shed has ground coverage of 100 square feet or more, is permanently fixed to the ground surface or is attached to a structure permanently, fixed to the ground surface, and has a height of 8 feet or more.
If it does not meet any of the above it does not need a Building Permit and shall meet side and rear 5 foot set back from the property line. Please see section 1.3 of the Town of Needham Zoning By-Law for the definition of Structure.
When do I need a Building Permit and a Certified Plot Plan for a shed?
If the shed has ground coverage of 100 square feet or more, is permanently fixed to the ground surface or is attached to a structure permanently and has a height of more than 15 feet a Certified Plot Plan is required. Please see section 4.2.3 of the Town of Needham Zoning By Law.
- Review some issues that may impact your project
- Working within or near wetlands, a floodplain, or any river or stream
- Your project might not conform with the current Needham Zoning By-Law
- Get your application together
- Verify that your contractor has a current construction supervisor license.
- Verify that your contractor is registered as a home improvement contractor.
- Building Permit Application - All permit applications and attachments must be submitted electronically. We no longer accept paper permits.
- For Homeowners obtaining their own permit complete the Home Owners Warning Form (PDF).
- Workers' Compensation Insurance affidavit (Fillable PDF) - this must be completed by the contractor or the homeowner, whoever is doing the work.
- Plot Plan (PDF) - A plot plan is required if the shed is greater than 15 feet in height and is installed on a permanent foundation. If over 15 feet in height and is installed on a permanent foundation side and rear set back for your zoning district shall be met. At application provide five (5) original copies of the plot plan. If under 15 feet in height and not installed on a permanent foundation the side and rear set back is 5 feet.
- Review your materials before submission to the Building Department - As the homeowner, even if you are using a contractor, you should pay close attention to the following details:
- Submit your application materials - Submit completed forms to the Building Department (500 Dedham Avenue) along with:
- What happens next? - Once the application is submitted a review will be completed and your permit will either be issued or denied.
- Get inspections at various stages during the work
- Call for a final Inspection once installed.
